COUNTY CRAFTSMEN CONSTRUCTION CORP ("Company," "we," "our," or "us") provides these Terms and Conditions to govern your access to our website and residential construction services. By authorizing work, signing a remodeling contract, or using our client portals, you ("Client," "you," or "your") agree to be bound by these Terms and Conditions in their entirety. If you do not agree with any part of these terms, you must not utilize our construction or remodeling services. These terms constitute a legally binding agreement between you and the Company.
We provide professional single-family housing construction and general remodeling services, including but not limited to custom home builds, kitchen and bathroom renovations, structural additions, and interior/exterior remodeling. All construction projects are executed in accordance with approved architectural specifications and the Massachusetts State Building Code. We reserve the right to halt site work if hazardous environmental conditions (e.g., asbestos, lead paint) or unpermitted structural issues are discovered.
All initial construction estimates and remodeling proposals provided by our firm are valid for 30 days. Initial quotes are based on preliminary site evaluations and visible conditions. Final project costs may vary due to hidden structural damage discovered during demolition (e.g., water damage, termite rot behind drywall), fluctuations in lumber/material pricing, or municipal inspector requirements. Any major deviations from the original construction plan must be approved through a formal, written change order before additional work proceeds.
Clients are strictly responsible for funding their construction project according to the milestone payment schedule outlined in their specific contract (e.g., initial material deposit, rough-in completion, and final walk-through). Payment is due strictly upon the completion of each documented milestone. While we strive to adhere to the estimated construction and remodeling timeline, all project completion dates are approximate. The Company shall not be held liable for delays caused by factors beyond our reasonable control, including severe New England weather conditions, delays in municipal building permit approvals from local town halls, utility company shut-off delays, or structural material supply chain backorders.
We utilize code-compliant building materials for all remodeling and construction projects. The Company provides a limited one-year warranty on our craftsmanship from the date of substantial completion. Manufacturer warranties apply directly to installed fixtures, appliances, and materials. Our limited warranty does not cover normal wear and tear, damage resulting from homeowner neglect, natural disasters, or the installation of client-supplied materials.
You agree to provide accurate information regarding the property, to disclose all known structural defects or property line disputes, and to authorize work only if you are the legal owner of the site. The Company maintains comprehensive general contractor liability insurance. If litigation becomes necessary, both parties consent to the exclusive jurisdiction of the state courts located in Norfolk County, Massachusetts.
You agree to fully indemnify and hold harmless COUNTY CRAFTSMEN CONSTRUCTION CORP, its officers, project managers, and staff from any claims, damages, or liabilities arising from your intentional failure to disclose known property hazards or unpermitted prior renovations. If any provision of these Terms is found by a court to be unenforceable, that specific provision shall be limited to the minimum extent necessary so that the remainder of these Terms shall remain in full legal effect.
